1. What the Killer Wiring Overhaul Includes
Unless otherwise stated in your signed proposal, the Wiring Overhaul typically includes:
- Whole-home wiring assessment and scope plan
- Installation of new grounded branch circuits (as scoped)
- Replacement of unsafe legacy wiring where accessible, or lawful abandonment where removal is not feasible
- New receptacles/switches and device terminations (standard residential)
- Grounding & bonding corrections required for the scope and permit approval
- Permit application and inspection coordination with the local authority having jurisdiction (AHJ)
- Jobsite walkthrough and basic documentation at completion
2. Scope Is Defined by Your Proposal
Every older home is different. Your final scope will be defined in the written proposal/contract and may specify: (a) areas included, (b) number of circuits, (c) device counts, (d) any required panel/service changes, and (e) access assumptions.
3. What Is Not Included (Common Exclusions)
The Wiring Overhaul does not include the following unless explicitly listed in your proposal:
- Drywall repair, plaster repair, painting, finish carpentry, or restoration of decorative surfaces
- Asbestos/lead remediation or hazardous material abatement of any kind
- Structural work, framing modifications, or drilling that requires engineering approval
- Attic/ crawlspace remediation, insulation removal/replacement, pest cleanup
- Specialty systems (alarm, low-voltage, data, coax, doorbells) unless included
- Appliance installation (range, dryer, HVAC) unless included
- Fixture supply (customer-provided fixtures may be installed if included and compatible)
4. Walls, Ceilings, and Access (Old Homes)
Rewires require access. We use professional methods to minimize openings, but some access cuts are often necessary (especially in plaster-and-lath homes, finished basements, and homes with limited attic access).
- We will make access openings as needed to complete safe, code-compliant work.
- Cosmetic patching/painting is not included unless explicitly stated.
- If access is blocked (built-ins, finished ceilings, spray foam, tile, etc.), we will present options and pricing before proceeding.
5. Knob & Tube and Legacy Wiring Notes
Legacy wiring may be unsafe, brittle, or tied into unknown splices. We will not energize or “patch” unsafe wiring. When removal is not feasible without major demolition, wiring may be abandoned in place in a code-compliant manner and documented.
6. Permits, Inspections, and Utility Coordination
- Permits and inspections are handled as part of the service unless your proposal states otherwise.
- Inspection timing is controlled by the AHJ and their availability.
- If the project requires utility coordination (e.g., service upgrades, meter work), scheduling depends on the utility provider and may affect timelines.
7. Pricing: What Changes the Final Cost
Your project is quoted based on observed conditions and reasonable access assumptions. Cost may change if we discover:
- Hidden junctions, buried splices, or unsafe prior work that must be corrected for inspection approval
- Inaccessible routes requiring additional access openings or alternate routing methods
- Panel/service limitations requiring upgrades to safely support the new load plan
- Non-standard construction (brick/stone walls, fully finished ceilings, historic finishes)
- Customer-requested scope expansion (additional rooms, circuits, fixtures, EV/heat pump prep)
Any material scope change will be presented for approval prior to additional work.
8. Scheduling, Occupancy, and Jobsite Readiness
- For fastest completion, we recommend the home be unoccupied or that key areas be cleared for access.
- Customer agrees to secure pets and provide safe access to electrical areas, attic/crawlspace entrances, and panel locations.
- Power interruptions are often required. We coordinate shutoffs whenever possible.
9. Safety & Damage Limitations
Older homes may contain brittle plaster, aged framing, and delicate finishes. While we take care to protect your home, minor incidental damage may occur as part of necessary access. We do not guarantee the condition of pre-existing finishes.
10. Code-Compliance Guarantee
Our guarantee is simple: work performed under the approved scope will be installed in a code-compliant manner and will pass inspection for the permitted scope. If an inspection identifies a deficiency in our installed work (within scope), we will correct it at no additional labor charge.
This guarantee does not apply to items outside scope, pre-existing conditions, customer-supplied equipment defects, or modifications by others.
11. Acceptance of Terms
By scheduling or authorizing a Wiring Overhaul, the customer acknowledges and agrees to these conditions and scope terms.
